Selling your home

How a sale of a flat in our neighbourhoods usually runs. Yours can go faster or slower; we plan it with you at the first visit.

The plan we draw for every home, here Molenkade 14-II. On the listing it becomes the walk-through.
  1. Week 1

    Valuation visit

We walk through the house with you, measure it and send a written asking price advice, with the comparable sales behind it, within three working days.

  2. Week 2

    Plan and photographs

We draw the floor plan to NEN 2580 and photograph each room from a marked spot, so buyers can walk the plan online.

  3. Week 3

    Online

Your home goes live on this site and on the main Dutch property portals, with the walk-through and the full features list.

  4. Weeks 3 to 6

    Viewings

We show every viewing ourselves, six days a week, and send you short notes after each one.

  5. Weeks 5 to 8

    Offers

We advise on each bid and negotiate price, transfer date and conditions until there is an agreement you are happy to sign.

  6. At the notary

    Transfer

We check the deed, do the final inspection with the buyer and hand over the keys with you.

Questions sellers ask

What does k.k. after a price mean?

Kosten koper: the buyer pays the transfer tax and the notary's costs on top of the price. The seller pays the selling agent.

Do I have to sell through you after a valuation?

No. The visit and the written advice are free and without obligation.

How do you set the asking price?

From recent sales of comparable homes nearby, the condition of yours and how many buyers are looking in your neighbourhood. You decide the price we list at.

What is NEN 2580?

The Dutch standard for measuring floor area. When every home is measured the same way, buyers can compare them, and nobody pays for square metres that are not there.

How quickly can buyers view my home?

Most viewings can be booked within two working days, Saturdays included. We show every viewing ourselves.
